Landlords have important legal responsibilities for gas safety. Gas appliances and flues provided for tenants must have the appropriate safety checks carried out by a Gas Safe registered engineer at the required intervals, and tenants must be provided with a copy of the Landlord Gas Safety Record. This record is still commonly referred to as a Gas Safety Certificate or CP12.

I offer competitively priced Landlord Gas Safety checks in Hastings, with the option of combining the check with a boiler service. If you book online and give me up to 21 days to complete the work, you can take advantage of my lower-cost service. If you need the check completed sooner, I also offer a Priority service.

Arranging access can sometimes be one of the most awkward parts of organising a landlord gas safety check, particularly when tenants are living at the property. If it helps, I’m happy to contact your tenants directly and arrange a suitable appointment with them on your behalf, provided access can be arranged during my normal working hours.

A Landlord Gas Safety Record confirms the results of the safety checks carried out at the time of the inspection. It doesn’t mean that a gas appliance can then be ignored until the next scheduled check. If a fault develops or there are signs that an appliance may not be operating safely, it should be investigated rather than waiting for the next annual visit.
